Whether your house has been sitting on the market or it is getting time to sell, these tricks will help you stage your home and sell!

So it is time to sell your home, but you are unsure of what needs to be done to sell it fast. Proper staging not only improves your chances of selling quickly but can even boost the value of your home to the right buyers. Staging involves setting up the house so that buyers can envision it as their future home.

Preparing your home through these simple steps is easy and effective.

These 7 simple tips will make great improvements to your home’s salability.

1. Prepare the House

The first step in staging your home is preparation. Taking care of the major things that need to be done before it is show-ready.

We suggest clearing personal items such as photos, removal of wallpaper, and a very deep cleaning. A process stagers call de-personalizing, involves removing personal items so that potential buyers can envision themselves at home. Depending on your budget we suggest repainting rooms in neutral colors like white or grey.

2. Modern Touch Ups

Now that you have cleaned and cleared the house, it is time to add some modern touch-ups which will boost the value of your home to the right seller. A few easy changes you can make include installing pebble shower flooring, replacing faucets, and replacing outdated appliances. A new set of appliances can make a big difference in the appearance of your kitchen.

Replace vinyl flooring that is old, scuffed, or damaged. Another great tip, add mirrors, they open up a room and give it a spacious appearance.

3. Neutral Colors

The more neutral colors you can incorporate into your staging process, the better. Potential buyers will be turned off if they see bright, vibrant colors. We suggest purchasing neutral-colored accessories such as bath towels, slipcovers, and bedsheets.

4. Add Plants

Houseplants bring life to the rooms they inhabit. Buying some houseplants and placing them around the house will freshen the air and make a room look much more inviting. We suggest smaller plants as larger plants will quickly clutter a room.

5. Kitchen, Kitchen, Kitchen

If you are going to put any money into renovations before the sale, save your money for the kitchen. Potential buyers want a nice kitchen and are willing to pay more for the luxury of not having to renovate. We suggest appliances as they will add the most touch to an outdated kitchen.

Although installing new countertops can be costly, high quality countertops such as quartz are highly sought after by potential homebuyers. The purpose of any renovation is to increase the value of your home and new countertops could be more than worth the investment.

6. Seating But Not Too Much

Buyers want to envision themselves in their new home. Adding places to sit can make a room feel bigger, but adding too many can make it feel cluttered. Depending on the size of your home and your target buyer, we suggest four or more seats in major areas like living rooms and dining rooms.

7. Spruce up the Front of the House

The front of your house is the first thing potential buyers are going to see when they arrive. Making sure your lawn is in tip-top shape is crucial to selling your home fast. Hiring a landscaping company to take care of patches in your lawn, trim excess bushes and trees as well as adding flowers to your lawn will speed up your sale.

Make sure to keep the landscaping simple. Just like the inside of your home should be converted to neutral colors, the front of your home should be well-groomed but neutral.

Sell Your Home Fast

Now that your house is clean, the colors are neutral, and the lawn is trimmed; it is time to sell your home. In order to sell your home fast, we suggest working with a professional staging company such as Southern Diva Designs who offer professional home staging as part of their interior design services.

A professional interior designer will be able to walk you through your house with you and suggest changes that can be made to increase the attractiveness of your home. A fresh coat of paint, de-personalizing, and making sure your lawn is fresh will make a huge difference in the appearance of your home.
